Estimate Your Property Tax
Use your home’s current market value, or the price you plan to pay.
Each state uses its typical statewide effective property tax rate — the average share of home value actually paid in tax each year.
If you fill this in, it replaces the state rate. Useful if your county or town publishes its own effective rate.
| Result | Amount |

| Estimated annual property tax | |

| Effective rate used |
Please note: every rate in the state list is a typical statewide effective rate and the result is an estimate. Your actual bill depends on your county and town rates, how your home is assessed, and any exemptions you qualify for, such as a homestead exemption.
How Property Tax Is Estimated
This estimator uses the simplest useful version of the property tax formula: your home’s value multiplied by an effective tax rate. The effective rate already folds in assessment practices and the combined county, town, and school district levies, which is why it can be compared across states.
- Highest-rate states: New Jersey (2.47%), Illinois (2.27%), and Connecticut (2.15%) sit at the top — a $450,000 home in New Jersey owes an estimated $11,115 a year.
- Lowest-rate states: Hawaii (0.32%), Alabama (0.41%), and Colorado (0.51%) sit at the bottom — the same $450,000 home owes about $1,440 a year in Hawaii.
- Rates are local: property tax is set by counties, towns, and school districts, not by your state. A statewide rate is a starting point, never a quote.
- Exemptions lower the bill: homestead, senior, veteran, and disability exemptions can cut the taxable value of your home before the rate is applied. This estimator does not subtract them, so your real bill may be lower.
